Hotwell & Boiler Feedwater Tanks
JMT Engineering manufacture bespoke industrial tanks to customer drawings and specifications. Our workshop in Annan, Dumfries & Galloway, produces hotwell tanks, boiler feedwater tanks, condensate return tanks and general-purpose industrial storage vessels in mild steel and stainless steel. Each tank is a made-to-order fabrication — sized, designed and built to suit the specific application. We supply tanks complete with support stands, connections, nozzles, flanges and access fittings, ready for delivery and installation throughout Scotland, Cumbria, northern England and the wider UK.

Hotwell Tanks & Boiler Feedwater Tanks
Hotwell tanks (also known as hotwell receivers or condensate receivers) and boiler feedwater tanks are closely related vessels used in steam and hot water systems. A hotwell tank collects condensate returned from the steam distribution system and stores it ready for return to the boiler as feedwater. A boiler feedwater tank stores treated water at the correct temperature and quality for supply to the boiler feed pump. Both types are manufactured to the same high standard in our workshop, to the customer's specified capacity, dimensions, material grade and connection layout. We work from customer-supplied drawings or can assist with sizing and specification based on the system requirements.
Condensate Return Tanks & Storage Vessels
In addition to hotwell and feedwater tanks, we manufacture condensate return tanks, cold water storage tanks, chemical storage vessels and general-purpose industrial storage tanks. These are fabricated in mild steel or stainless steel to the required capacity and specification. Internal linings, external coatings and insulation cladding can be incorporated where specified. All tanks are fabricated to the relevant standards by qualified welders in our workshop.
Support Stands, Connections & Fittings
Every tank we manufacture is supplied complete with the associated steelwork and fittings required for installation. This includes fabricated steel support stands sized to the installation height and floor loading requirements, inlet and outlet connections, overflow and drain connections, vent connections, level gauge fittings, thermometer pockets, inspection hatches and access covers. Connections are provided as flanged, screwed or welded fittings to suit the site pipework. We fabricate all support steelwork in our own workshop to the same quality standard as the tank itself.
Manufacturing to Customer Drawings & Specifications
All tanks are made to order. We work from customer-supplied drawings, specifications or outline requirements. Where customers do not have detailed drawings, we can assist with sizing, material selection and connection layout based on the system requirements. Our team has experience working with boiler manufacturers, mechanical contractors, facilities managers and plant operators to deliver tanks that integrate with the wider system. We are happy to discuss requirements at enquiry stage and provide a competitive quotation.
Materials & Workmanship
Tanks are fabricated in mild steel (S275 or S355) or stainless steel (304 or 316) depending on the application and the quality of the fluid being handled. Stainless steel is commonly specified for condensate and feedwater service where water quality is a priority. All welding is carried out by qualified welders. Our BS EN 1090-1 EXC2 certification covers the manufacture of structural steel components and fabricated assemblies, providing documented quality assurance for the structural steelwork elements of our manufacturing process.
